The title may be tongue and cheek, but there is genuine concern about how appraisers can maintain compliance with the many new regulations that have resulted in an increase in the amount of work appraisers must comply with, affectionately known as 'scope creep' due to the increasing scope of work issues. Scope creep carries with it more liability and appraisers must learn to make the scope of work rule their best friend; reduce liability through increased compliance with USPAP requirements and assignment conditions such as UAD (Uniform Appraisal Dataset). Discussion will include common misconceptions and pitfalls of UAD which plague the appraiser.
