Contrary to popular belief, the most common Fair Housing violations are not based on race but are based on violations of the Americans With Disabilities Act. According to the Federal Government, some 43,000,000 Americans have one or more physical or mental disabilities and this number is increasing as the population as a whole is growing older. Do you know the difference between a companion animal and an assistance animal and the other ADA hotspots? According to the increasing number of lawsuits against agents, the answer appears to be “no.” The Americans with Disabilities Act reads like a phone book but agents are responsible for compliance.
