Double Trouble: Antitrust & Misrepresentation
12-06-2016 9:00 AM - 12:00 PM
Atlantic City Convention Center - Room: 302
Speakers: Roseann Farrow

For licensed salespersons and brokers, the business of real estate holds many risks. We have laws, rules and regulations to follow. And because we are “licensed to practice,” the bar is held higher for us than for the average real estate consumer. Of all the legal pitfalls that licensees encounter, perhaps the two most litigious areas are those of Antitrust and Misrepresentation. This program will allow brokers and agents to face their sensibilities about antitrust and misrepresentation red flags, anticipate complexities, prepare scripts to effectively answer questions and better handle various situations that could otherwise lead to humiliation, severe penalties, loss of license and even prison terms.

Double Trouble: Antitrust & Misrepresentation
12-06-2016 2:00 PM - 5:00 PM

Mastering the Buyer Counseling Session
12-06-2016 2:00 PM - 5:00 PM
Atlantic City Convention Center - Room: 403
Speakers: Randy Templeman

A buyer counseling session provides the ideal opportunity to lay the proper foundation of establishing a successful relationship with a potential buyer. The session allows agents to distinguish themselves and the services they offer from their competition. Through proper questions, an agent can better understand the wants, needs, abilities and motivations of a buyer. At the same time, a buyer can interview, screen and determine if they want to work with the agent. With a thorough presentation of the home buying process, buyers will become more comfortable and less stressed which in turn could make the path to homeownership easier, faster and less expensive.

Pricing is the most important component of a seller home sale consultation. Therefore, a real estate consultant must have more evidence then a CMA to educate the home seller to market value. Put More Show and Less Tell in Your Listing Presentation
12-07-2016 9:00 AM - 12:00 PM

A traditional listing appointment often consists of a licensee explaining to a seller through a verbal presentation what is involved in the marketing and sale of their property. By increasing visual communication techniques and speaking less, the licensee can improve the seller’s understanding of the information allowing them to retain it longer which could result in a more professional relationship. The material presented in this program will demonstrate a variety of visual aids, props and techniques permitting the participant to demonstrate to a seller that “seeing is believing” and that “a picture is worth a thousand words” thus improving their comprehension of the process of getting their property sold.

CRS members who have met certain educational and professional requirements are eligible to apply for the Certified Residential Specialist (CRS) Designation.  The CRS Designation signals to consumers and other real-estate professionals that you are one of the best of the best.  Annually, Certified Residential Specialists earn more than triple the income of the average REALTOR®, and CRS’s complete nearly twice as many transactions each year. Out of more than 1 million REALTORS®, less than 3% are Certified Residential Specialists.  That little percentage equals a huge advantage for agents looking to expand their real estate business, differentiate themselves from a million other agents, and put themselves on a proven path to success.

Valuation in the Internet Age
12-08-2016 9:00 AM - 12:00 PM
Atlantic City Convention Center - Room: 301
Speakers: Melanie McLane

One of the biggest challenges today for agents is contending with “values” consumers get from AVMs (Automated Valuation Models), such as Zillow®. Buyers and sellers “know” that this information is correct—but professionals know that this information is often flawed. On top of that, lenders are using AVMs to second guess appraisers, as well as using CU® (Collateral Underwriter) to challenge appraisers. Agents need to be on the top of their game to be able to explain, and demonstrate to consumers, why a value from a local REALTOR®, is much more reliable than a “zestimate” or other online value. We will also discuss how REALTORS® have access to, and can use RPR® (REALTORS® Property Resource).
